FARO designed this ren­o­va­tion project in this neigh­bor­hood in Lei­den for Por­taal devel­op­ers. The new sit­u­a­tion has been devel­oped after lis­ten­ing care­fully to a del­e­ga­tion of the exist­ing res­i­dents. Together we came to a plan with sin­gle fam­ily homes and apart­ments look­ing out over a small park. 145 houses were taken down, 103 houses have been build new. Park­ing issues was one of the main rea­sons to decrease the num­ber of houses.

The homes in the inte­rior of the plan have only two lay­ers. This cre­ates the small scale and inti­mate char­ac­ter of these res­i­den­tial streets. The homes on the edges of the neigh­bor­hood have three lay­ers and form a strong frame for the inte­rior world. Each home has a rea­son­able size yard.

The archi­tec­ture of the plan has been inspired by the pre-​war archi­tec­ture of the imme­di­ate sur­round­ings. Espe­cially the white band on the façade attracts the eye. Other aspects are an orange – red hand formed brick with a dark reced­ing joint, white win­dow frames and dark grey ceramic roof tiles. A num­ber of benches have been inte­grated into the facades to enliven the street life. On the white bands on the façade, a mod­ern poet has cre­ated poetry that is added here in an artis­tic way. The passers-​by will be drawn into this plan, each with their own inter­pre­ta­tion of these lines.
