Por­taal asked FARO to design 103 homes of dif­fer­ent types: apart­ments and town­houses. Our plan takes its cues from the ambi­tions that are for­mu­lated in the urban plan for the Laak. That plan envi­sions a neigh­bor­hood with dif­fer­ent facades next to each other. It also asks for care­ful details and mate­ri­als that age well.

We also care­fully con­sid­ered the qual­ity of the tran­si­tion between pub­lic and pri­vate space, both on the out­side of the block as well as on the inside of the block where the cars are to be parked. The entrees from the street, the two cen­tral entrees into the apart­ment build­ing and the entrees of the town houses will be rich in detail.

The floor plans are as flex­i­ble as pos­si­ble. Most hous­ing types will have dif­fer­ent pos­si­bil­i­ties. For the homes on the quay, the buyer on the ground floor can choose from four pos­si­bil­i­ties: liv­ing with a focus on the street, or on the gar­den, both with two vari­a­tions. All res­i­dences are acces­si­ble for per­sons less able. Some of the floor plans are now designed for liv­ing, but they can eas­ily be changed into com­mer­cial space should that need arise.

Pres­sure cooker
Together with Por­taal, we choose for a pres­sure cooker approach to this project. This means that the whole project team works closely together in a chain inte­gra­tion approach. Goal is to come to the desired out­come as effi­ciently as pos­si­ble through mutual open­ness, trust and trans­parency. This approach resulted in a faster process with less costs caused by mis­takes. All par­ties work in a sin­gle 3d model simul­ta­ne­ously. This way the plan­ning process can be more eas­ily adjusted accord­ing to need.
