Portaal asked FARO to design 103 homes of different types: apartments and townhouses. Our plan takes its cues from the ambitions that are formulated in the urban plan for the Laak. That plan envisions a neighborhood with different facades next to each other. It also asks for careful details and materials that age well.
We also carefully considered the quality of the transition between public and private space, both on the outside of the block as well as on the inside of the block where the cars are to be parked. The entrees from the street, the two central entrees into the apartment building and the entrees of the town houses will be rich in detail.
The floor plans are as flexible as possible. Most housing types will have different possibilities. For the homes on the quay, the buyer on the ground floor can choose from four possibilities: living with a focus on the street, or on the garden, both with two variations. All residences are accessible for persons less able. Some of the floor plans are now designed for living, but they can easily be changed into commercial space should that need arise.
Together with Portaal, we choose for a pressure cooker approach to this project. This means that the whole project team works closely together in a chain integration approach. Goal is to come to the desired outcome as efficiently as possible through mutual openness, trust and transparency. This approach resulted in a faster process with less costs caused by mistakes. All parties work in a single 3d model simultaneously. This way the planning process can be more easily adjusted according to need.
